Applying for a rental property through White Sail Realty is simple.

First, select a property you’re interested in and submit an online application through our portal. We will then conduct an 8-step tenant screening process, which includes credit checks, background checks, income and employment verification and more.

We aim to work quickly, so that you can get into your new home as soon as possible.

On your move-in day, we will conduct a detailed inspection of the property alongside you. We will document the condition of every room, surface and appliance with timestamped photos. We encourage you to document the condition of the home, as well.

The inspection process ensures that we note any existing issues, protecting both parties during the move-out process.

Should you require maintenance or repairs, please submit a request through our online tenant portal. We will assess and address the issue in a timely manner.

We also work with trusted local vendors who provide efficient and reliable services at affordable rates.

For all maintenance emergencies, please do not use the online tenant portal. Instead, please call us directly at our emergency maintenance line.

We have a team that’s available 24/7 to deal with urgent matters that pose serious risks to the property or to tenant safety.

A maintenance emergency is any situation that poses an immediate threat to tenant safety or to the integrity of the property.

Examples include a gas leak, significant water leaks or flooding, electrical hazards like exposed wiring, sewage backups, fire damage and more.

In these instances, please call the emergency maintenance line for immediate assistance. Our team is here for you 24/7!

For your convenience, we offer an easy-to-use online portal where you can make rent payments. You can also set up automatic payments to ensure you never miss a due date.

Through our online system, payments are secure and you will receive a confirmation upon each transaction.

Pet policies can vary depending on the property you are renting. It's essential to carefully review your lease agreement to understand the specific details and regulations regarding pets, including any restrictions or additional fees that may apply.

If pets are allowed, we conduct a pet screening process to minimize risks.

Our standard lease term is 12 months, but this may vary based on the specific property.

We understand that life circumstances can change unexpectedly, and you may find yourself in a situation where you need to break your lease. It’s important to be aware that doing so may lead to certain consequences, such as financial penalties.

If you anticipate needing to break your lease, we encourage you to reach out to us as soon as possible. We can discuss potential options and work with you to find a solution that minimizes disruption for all parties involved.

We respect your privacy! We will only enter your home for essential reasons, such as scheduled maintenance, repairs, inspections, or emergencies.

With the exception of emergencies, we will always provide advance notice and coordinate with you to ensure the timing is convenient.

We understand that financial hardships can occur unexpectedly. If you’re facing difficulties paying your rent, please contact us immediately. We can discuss potential options and work with you to find a solution.

When it’s time to move out, we conduct a comprehensive inspection to assess the condition of the property. We use the initial move-in inspection documentation to compare and ensure fairness.

If there are damages beyond normal wear and tear, we will make deductions from your security deposit.

Our goal is to make the move-out process as smooth as possible for you.

After you vacate the property, we will return your security deposit within 21 days.

If there are damages beyond normal wear and tear, we will provide you with a detailed, itemized statement explaining all deductions.

If there are no damages and all rent has been paid, we will return your full security deposit.
